PIQUA — The Piqua Planning Commission approved a special use permit for the Magic Tunnel Express Wash to locate on East Ash Street in Piqua where a former Sonic used to be located, next to the current Dairy Queen.
The new car wash facility will be located at 1292 E. Ash St., Piqua, and will be the latest Magic Tunnel Express Wash to come to the area as there are ones also located in Troy and Sidney.
Piqua City Planner Kyrsten French said the business’ redevelopment plans include installing a five-foot sidewalk that will connect to the East Ash Street crossing, as well as provide pedestrian access to the Dairy Queen location next door. French explained this connection will help alleviate the issue that pedestrians and elderly residents on scooters, who are living in the independent and assisted living facilities along Kienle Drive, have been experiencing at this intersection.
French’s staff report notes “generous landscaping has been integrated into the design,” adding how the “developer appears to be making an effort to balance the interests of pedestrians traveling to the site and their future auto-oriented customer base in their redevelopment of this vacant site.”
Andrew Crum, the applicant for this special use request and one of the owners, said they are hoping to open the new facility during the spring of 2021. Crum said drivers stay in their car during the drive-through car wash, which takes less than three minutes to complete. The car wash will also be staffed with two people during its open hours.
“They stay in the vehicle for the entire experience riding through our tunnel from entrance to exit,” Crum said. He said they are passionate about car washing, adding, “We like to think of it as an experience.”
